Short Sale Negotiations for Real Estate Agents 101

Welcome to Success in Real Estate Short Sale Negotiations!!

This is Ken Edwards and I am a licensed real estate broker in California and Idaho. I have tons of knowledge and experience that I would love to share with you.

I would like to invite you to join me in my journey to provide to you the most effective and efficient way to negotiate a short-sale with any lender that you encounter. Yes, there are going to be general procedures and techniques that you should use with all lenders. There are, however, some very specific things that you will want to pay attention to with certain lenders to ensure that you do not delay your short-sale or get recycled back to the beginning of the submission or negotiation process.

One of the interesting things that you will notice in your negotiations is that once you build momentum with the lender that your deal will appear to go more smoothly. Your file must become the most important file in front of a short-sale negotiator. If you do become important to them, they will work on your file more because they simply want you to get approved so they don't have to hear your voice nagging them everyday. :-) More on how to do this later.

Once you understand how the short-sale process works, the guidelines for submission and approval, the days that your lender is allowed to take (depending on company policy) to review a particular part of the file, and how to properly escalate a file if things are not moving a quickly as needed, you will feel more comfortable and confident in your abilities as a short-sale negotiator.

As with most processes in life, you will have a tendency to break the rules every now and then. You will forget to pay attention to detail. You will forget to make sure the lender realizes that your file is the most important file in the world. There are a million and one things that I can tell you to do and not to do. We are human and can only do so much. This blog will be dedicated to keeping you focused and on track as well as to motivate and inspire you to work harder.

We are working hard not only to close a deal and help our clients out, but also to help our neighborhoods and economy to stabilize and grow again.

Best of luck and please check back daily for new information and updates. They could be the ones that help you close another deal!!
